Why does La Bella Vita offer Fractional Ownership?

In order to minimize the investment, it has been popular for many people to purchase their oceanview Villa with a number of partners. In many cases, it was the only way they could afford a vacation home. With various forms of “shared ownership” in such demand, La Bella Vita developed what is undoubtedly the best-valued and most flexible offering on the market.

Am I purchasing a timeshare?

Absolutely not! You actually own a real percentage of the home and it’s growth in equity, with full rights of ownership, which include renting your time or selling your share of the Villa at any time. As an owner, your name will be listed on the deed along with the percentage of the Villa that you own.

How is the time that I use the home assigned?

At the time of your purchase, you may select from the available time blocks for your home. Usage is allocated based on the number of weeks owned within the block. A week starts at 4:00 pm on Friday and ends at 10:00 am on the following Friday. The schedule is rotated by one or two weeks each year as per schedule.

What amenities can I expect with my villa?

Each Fractional Ownership Villa will represent the highest quality offerings, including upgraded tiles, satellite TV, CD and stereo system, central air and heating, dual pane windows, a full suite of new appliances, plus professionally decorated and fully furnished interiors. Each owner will also have full access to the development’s amenities, which will include two freshwater pools, clubhouse, weight room, tennis court, putting greens, and more.

Can I exchange usage dates with other co-owners?

Absolutely. La Bella Vita will have a facility available to solicit your co-owners for time exchanges. We will also provide our owners additional time usage, based on availability during the year, of other Villas at very attractive fixed costs.

How much of my La Bella Vita vacation home can I purchase?

Based on availability, you can purchase either 1/4 (12 weeks per year) or 1/8 (6 weeks per year) of the custom Villa.

Is my investment secure?

Yes! The Villa will be purchased through a Bank Trust and will have an American Title Insurance policy.

What does the monthly fee cover?

This is an all-inclusive fee that covers your weekly housekeeping, routine maintenance and repairs, property fees and insurance, association dues, satellite TV, cleaning supplies, and all of your utilities.

How is housekeeping and general maintenance provided for the home?

The home is cleaned each week between the 10:00 a.m. and the 4:00 p.m. timeframe, so it will be ready for the next homeowner. Any additional housekeeping requests throughout the week can be provided for an additional fee. Routine maintenance is provided continually throughout the year by La Bella Vita’s maintenance staff. Twice each year, La Bella Vita goes through a complete “tune up” for the home, which will include painting and furniture upgrades if required. All of this is included in your monthly Owner’s Fee.
